FEDERAL TRIANGLE

The US Environmental Protection Agency initiated the process of releasing its existing fragmented office space in Waterside Mall and seven outposts within the Washington Metropolitan Area, as portions of the Federal Triangle Complex assigned to the Agency become progressively available for its occupancy. The 1.25 million sq.ft. consolidation is expected to be completed by the year 2002. The Agency, recognizing that it will have to phase occupancy as buildings become available, asked MAP to prepare a Strategic Move Plan that achieves the following:

  • Identifies appropriately sized Program Components to fit the space becoming available during each phase.
  • Locates Programs to final assignments so as to minimize duplicate moves in the future.
  • Retains the functional integrity of all Programs, moving or remaining in existing space.
  • Addresses the reorganization and existing fragmentation of the Programs.
  • Isolates releasable blocks of poor quality space in existing buildings, with minimal disruption to on going Agency operations, and without negative impact on security of the Waterside Mall Complex.
  • Achieves maximum rent savings with minimal refurbishment costs.
